What size portfolios do you acquire?+
We review pools from 5 notes up to several hundred positions, with combined UPB ranging from the low seven figures to $50M+. Smaller bundles welcome — pricing efficiency improves with scale, but quality matters more than count.
Do you buy mixed performance pools?+
Yes. Performing, sub-performing, re-performing, and select non-performing all in one tape is fine. We price each bucket separately and can carve out tranches you'd rather keep.
What format should the tape be in?+
Excel or CSV with standard fields (loan ID, UPB, rate, P&I, next due date, maturity, lien position, property type, state, original balance, payment history). If your servicer exports a different format, send what you have — we'll normalize it.
Will you sign an NDA before review?+
Yes. Mutual NDA on request before tape transmission. Tapes are reviewed by acquisitions only and never marketed to third parties.
Do you offer JV or co-investment structures?+
Yes. For larger or more complex pools we can structure JV equity, profit splits, or seller-retained participations instead of an outright sale.
How fast can a portfolio close?+
Indicative pricing within 1 business day of receiving a clean tape. Bid-to-close on most portfolios is 30–60 days depending on diligence, assignments, and servicing transfer.
Do you require Texas-only collateral?+
Texas is our focus and where we price most aggressively. We'll consider regional pools with meaningful Texas concentration; pure out-of-state portfolios are typically a pass.
What about servicing transfer?+
We use licensed Texas-based servicers and handle the goodbye/hello letters, escrow analysis, and RESPA notices. You're not stuck managing transfer logistics.
